Pre-Spect’s ASTM PCA Formset Package

This formset package is designed around ASTM E2018, the only nationally recognized Standard of Practice for Commercial Property Assessments, (PCA’s). If you are not familiar with this ASTM Standard of Practice, you can view it by clicking here.
You must have a valid copy of the 3D Inspection System software to use these formsets, (version 6.0 or later).
The best feature about these formsets is that they are designed to use on ANY type or size of commercial project. The number of electrical panels, water heaters and HVAC systems can be unlimited. I have used these forms to report on projects that were as small as a 1,000 sq. ft. office condo to as large as a 360 unit apartment complex, with fees ranging from $1,500 to $29,000.

You may print it out for a better view if you desire. There are only three photo plate pages in the sample report in order to save on file size, but you may insert as many as 100 photos in the Photo Plate section. You can also insert photos into the text of the report if you would rather. I use the Photo Plates section because it gets around the limitation of only 4 photos per subheading that 3D has. I have found that with larger commercial projects, it is often desirable to use more than 4 photos to get the point across. (Of course, with the newer versions of 3-D, you can add headings and subheadings on the fly). 

The PCA formsets come in three basic sections:

• Package #1: 
  The main body of the report, (the text portion), is a stand-alone formset, and comes with a Table of Contents, Glossary and a tutorial.
  
  

• Package #2:
  This package includes all three tables, (water heater, HVAC and electrical panels). This format allows you to enter information on an unlimited number of these components (for large projects).
  
  

• Package #3:
  The Photo Plates section consists of two formsets, allowing you to enter as many as 100 photos.

Of course, none of my logos or business names will appear on your forms, and once you pay for them they are yours to use as much as you want as long as you do not pass them along to anyone else. You also will have permission to alter or customize them in any fashion you desire.
